FULLY MANAGED SERVICE:
Valuing, photographing, advertising and marketing properties to let
Advising on the preparation of the property for letting
Displaying properties on various property portals including Rightmove, OnTheMarket and Chase Independent website
Carrying out viewings and appraising applicants during the viewing by asking relevant questions (“gut feel”)
Referencing and credit checking of applicants
Right to Rent checks of tenants
Set up and ongoing administration of Rental Protection Policies
Commissioning detailed written and photographic inventories including condition, contents and meter readings
Registering the deposit with the DPS or, if approved by the landlord, setting up cover through Smart Deposits
Ensuring continuing compliance with legislation for:
Right to Rent Checks
Gas regulations: gas safety checks
Electrical regulations
Registering and transferring deposits to the Deposit Protection Service
Smoke and carbon monoxide detectors
Energy Performance Certificates
Legionella regulations
Preparation of letting documentation including the tenancy agreement and all statutory paperwork required to comply with the letting protocol
Signing the tenancy agreement on behalf of the landlord and releasing the keys
Invoicing, receiving and the paying over of rent to landlords via internet banking together with detailed monthly statements
Monitoring and pro-active chasing of rent arrears
Providing an out of hours emergency repairs service
Regular property inspections and reports to landlords
Utility company notification at commencement and end of tenancy (for gas, electricity, water & council tax)
Handling repairs and refurbishments (project management fee may be charged)
Providing advice on rental levels and market conditions and carrying out rent reviews if appropriate
Rental protection claim management, in the event of rental arrears (and if policy in place)
Court attendance as required for rental protection claim possession hearings
Serving s21 Notices to end tenancy in compliance with statutory regulations
Check out inspections, quantifying dilapidations, liaison with the landlord and negotiation with the tenant over deductions from deposit for dilapidations
Handling deposit disputes
Release of the deposit from the Tenancy Deposit Scheme
Re-letting of property, as required

If you terminate the agreement after a tenant has applied for the property and references have been requested then you are liable for all costs that have been incurred.

Please note that it is essential that you either produce your own inventory, or instruct Chase Independent to provide an inventory service (at cost), as failure to provide your tenants with an inventory may result in a claim against the rental protection policy being declined OR may significantly harm any claim being made in respect of dilapidation from the security deposit at the end of the tenancy.

Please note that it is essential that you either produce your own inventory, or instruct Chase Independent to provide an inventory service (at cost), as failure to provide your tenants with an inventory may result in a claim against the rental protection policy being declined OR may significantly harm any claim being made in respect of dilapidation from the security deposit at the end of the tenancy.
